Heathfield Apartments at Holly Lea: Delivering a Commercial Flooring Solution for Modern Residential Living

Posted September 7, 2026

Nearly 2,000m² of Flooring Installed Across a New Christchurch Residential Development

At The Flooring Centre, we understand that flooring plays a critical role in creating safe, welcoming and functional environments. One of our recent commercial flooring projects involved supplying and installing flooring throughout the new Heathfield Apartments at Holly Lea, a significant residential living development managed by Generus Living.

Working alongside Simon Construction, we delivered a comprehensive flooring package across this modern multi-level building, helping bring the vision for comfortable, high-quality resident living spaces to life.

The project involved supplying and installing 1,966m² of flooring across three levels, with flooring solutions carefully selected to provide comfort, durability, safety and ease of maintenance throughout the development.

A Comprehensive Flooring Installation Across Three Levels

The scope of works included flooring throughout:

  • Resident apartments
  • Corridors and circulation areas
  • Shared lounges and communal spaces
  • Staff areas
  • Lift lobbies
  • Building entrances
  • Back-of-house service areas

Each area required flooring products suited to its specific use, ensuring the completed development could withstand the demands of everyday use while maintaining a warm and inviting residential feel.

Careful Preparation Creates a Better Result

As with many large-scale commercial projects, successful flooring installation started well before the flooring products were laid. Prior to installation, our team undertook thorough floor preparation – grinding high spots and levelling low spots to ensure an even surface.

This behind-the-scenes work is often unseen once a project is completed, but it plays a crucial role in achieving a professional finish and ensuring the flooring performs as intended long term.

Thoughtfully Selected Flooring for Every Space

Residential living environments require flooring that delivers more than just durability. The selected products needed to provide comfort underfoot, improve acoustics, support accessibility and contribute to the overall aesthetic of the building.

To achieve this, a range of carpet, vinyl, vinyl plank flooring, engineered timber flooring and entrance matting solutions were specified throughout the development.

A Feature Flooring Design in the Ground Floor Communal Lounge

One of the standout spaces within the Heathfield Apartments is the ground floor communal lounge.

To create a visual focal point and define this important shared gathering space, a custom flooring feature was incorporated using a woven Axminister carpet from Brintons in the colour Gold Highmont Pindot as a carpet inset. This was framed by engineered timber, creating an elegant contrast between materials and adding warmth and visual interest to the room.

The combination delivers both a sophisticated aesthetic and practical performance, helping create a welcoming environment for residents and visitors alike.

Thoughtful Design Throughout Shared Spaces

Artisan Darknet carpet by Feltex was installed throughout the hallways on each level of the building. With soft gold tones, this carpet is very complimentary to the Gold Highmont Pindot carpet.

Using the same tones of flooring throughout the circulation areas creates visual consistency across the development while providing excellent comfort underfoot and acoustic benefits in these highly used communal spaces.

Comfortable Apartment Living

Within the resident apartments, Cambridge carpet from Robert Malcolm was selected as the primary flooring solution.

The Cambridge range provides a comfortable and inviting feel while offering the durability required for long-term residential use. Its timeless appearance complements the modern design of the apartments and creates a warm, homely environment for residents.

Cambridge solution dyed nylon carpet in colour Alpha Street by Robert Malcolm was selected for the resident apartments due to its durability and timeless style.

Durable Flooring for High-Traffic Areas

Throughout staff facilities, lift lobbies, entrances and service areas, a range of resilient flooring products were installed to ensure long-term performance in areas subject to heavier wear.

Products used throughout the project included:

These commercial-grade flooring solutions were selected for their durability, ease of maintenance and ability to withstand constant daily use while maintaining their appearance over time.

Entrance Matting That Protects the Investment

ScrapeRib entrance matting was installed at key access points throughout the building to help reduce dirt and moisture transfer into internal spaces.

This not only helps improve safety for residents and visitors but also protects the flooring throughout the facility and contributes to lower ongoing maintenance requirements.

Delivering a Successful Outcome Through Collaboration

Large-scale commercial flooring projects require careful planning, coordination and close collaboration between construction teams, suppliers and installers.

Working closely with Simon Construction, The Flooring Centre coordinated the supply and installation of flooring across multiple stages of the construction programme to ensure the project was delivered efficiently and to the high standard expected by all stakeholders.

The completed Heathfield Apartments now provide residents with modern, comfortable living spaces supported by flooring solutions specifically selected to meet the practical requirements of contemporary residential living.
